Leasing

As a property management firm, we have affiliations with brokers and agents around Houston including our principal who is a agent with L&B Real Estate. Therefore, we can help you get your property off the market as quick as possible. 


 

Vacant Unit Lease Up & Make Ready

Many homeowner do not have time to deal with the make ready and leasing of a unit. We can assist with these efforts. We have licensed agents available to list your unit and help with the marketing. 

The agents that we work with will perform the following:

  •  Take the calls
  •  set up showing,
  •  run the background check (criminal, rental,  and a credit history)
  •  Setup online marketing (various online databases, MLS) and signage
  •  Additional marketing (ads in newspapers or premium databases) can be setup *Additional Cost apply*
  •  Prepare the lease


In addition, if the units need make readies. We have teams of contractors that we use to help you take care of this. Our teams include handy men, electricians, locksmiths, plumbers, ac companies. We will facilitate this process and provide you the bid for this project. After the tenant has moved in and the rent has been collected, we turnover the property back to you to manage.You will be given the lease, the application, and the tenant contact information that we have on file.

Remodeling/Maintenance Projects

 Often times, owners do not have times to get a property made ready for rental purpose.  We have teams that can provide many make ready services:

1) Painting and sheetrock repair

2) Carpet Cleaning/Change out

3) Electricians 

4) Plumbers

5) AC repair

6) Handy Men

We will work to provide you a make ready to get the unit cleaned and ready to move in ready. If there are issues that were not discussed that are uncovered later, we can work to provide you assistance with those matters as well.

Eviction Services

Often times investors will purchase a property and have to remove the current residence. This will be a difficult procedure, and it can be time consuming. We allow you to have a 3rd party assist you in this process and help keep you out of the situation if it can be avoided (NOTE: The owner will need to provide any and all records to assist with the eviction proceeding. Ashoka Lion reserve right to decline project if appropriate documentation is not available)

The Ashoka Lion team will handle the eviction by:

1) Filing Notice to resident

2) Filing Notice of Eviction at Court House

3) Eviction Hearing

4) (potentially) Appeals are filed by resident and Ashoka Lion will write responses or attend hearing.

5) (option) If tenant has not moved out by court ordered date ,we will file writ with the sheriff to remove them from the property.

 

After this situation has been dealt with, we can provide you with our teams to handle securing the unit (rekeying the locks) and any make ready bids. We will also provide you pictures of the unit to sent in a online album.  

Eviction Service Fee: $600 (fee includes all fee for filing on one or two resident on lease and writ for having sheriff remove the tenant)

 



Real Estate Bookkeeping

Investors

Investors who self manage still struggle to keep track of all their rental records. This is extremely important for those investors who have LLC or are incorporated (which require adequate record keeping). Our system which utilizes a web based system will provide you all the reporting for your records as well as tenant statement.  In addition, you will be able to log in and record rent collection if rents are paid to you. We can assist you by reconciling business bank accounts, providing the system, and also assisting with other record keeping (invoices and checks).  If you pay for items with personal credit cards, etc, then you would provide us with those records and we can then do the appropriate bookkeeping to capture all those transactions. 

 

Brokerages

Our real estate bookkeeping platform extends to agents or brokerages that seek to perform property management services. We will honor a noncompete for these records and clients that are maintained on our system. You will get the advantage of a established accounting system with less overhead cost related to it.  You retain the clients and are the primary contact for tenants and owners. We will be your back office.
