  1. Rent Collection
    • We collect rent at the first of each month or according to specific leases
    • If tenants fail to pay rent then we take the necessary action
    • Provide online tenant portal for tenants to pay rent
    • Provide tenants deposit cards to make payments at local banks directly (optional)
  2. Tenant Management
    • Should a problem arise, tenants will contact us and we will take any necessary action in a timely manner
    • We provide lists of high quality vendors at an affordable price to get problems fixed
    • We ensure that the properties will remain kept, clean and nice through personal inspection
    • Online Portal to make tenant request and work order
    • Eviction Process (Legal Cost Fee Billed Separately)
  3. Contractor Coordination
    • If problems arise, we will send out contractors to handle the issues on behalf of owners
    • We will make payments on behalf of owners
  4. Coordinate Marketing/Advertising
    • Coordinate with realtors to lease properties using realtor listing services
    • Assist owners with marketing on several online portals
    • Available properties are listed on our site
    • Frequent advertising in local papers
  5. Monthly Reporting Package
    • Online portal provides several reports including: Income statement, Vacancy, and Rent Roll
  6. Budgeting
    • We will seek out estimate for various services to give you a price on items or services requested
  7. Coordinate with your CPA to provide appropriate tax support for your returns
    • With our online reporting system and invoicing, you can provide your CPA all the information needed to file tax returns regarding your properties.
  8. Assist with Property Tax Valuation Disputes
    • We can help coordinate tax protest on property tax valuations.
      *The affiliate is only paid if they are successful in lowering your property tax value (33% of tax savings).
  9. Rental rate analysis and investment property due diligence
    • We will give our owners an assessment of the potential rental market as well as the typical time it takes to rent in that market.
    • We will also inform the owners if there needs to any repairs or improvements made to the property to increase the likelihood of successful rentals.
*Note: We utilize brokerage firms or locators to show vacant units and list on the various local locator/realtor resources when we fill vacancies. When we are presented with candidates, we will run background checks and credit checks prior to leasing out with them.
